It has a nice laundry mud room . Just needs some updating. The whole house gets an update but has good "bones"
For the age of this historic house it has tons of very large closets. This above is a huge walk in pantry/broom closet and next to it below...a back house coat closet!
Off the mud/laundry room is the coat closet and the pantry closet.. and the bathroom below which is a 3/4 off the kitchen.
Eat in area of the kitchen...we would have to reconfigure to make more of the kitchen
Needs new appliances -counters-sink..and cupboards...but its a nice size kitchen and the window is in the right place!

Family room...very cozy . It has 4 built in cabinets which I would just paint white and keep! The fireplace needs some fixing. The floor is awesome ...which you cant see.
The wallpaper will come off....and the paneling to the right...
I think we would put french doors instead of this window....to the back of the house with a patio
I actually do not mind the wallpaper...probably will stay...for awhile anyway!
This room is of the formal living room...and will probably be the library. Tim will build floor to ceiling bookshelves on 2 sides and we will have a desk in here as well.

This would be my daughters room and when she leaves...the guest room.
This is used as the master bedroom and has 2 walk in closets...but I will use it as my art studio which I like because then I dont have to climb 2 sets of stairs to a walk up attic...which many of the houses would be. This is just on the 2nd floor.

Furnace is 2005...so not hideously old...
Newer water softener...and heater working fine as well....yea
